Straight from the regulator
Every project starts as a live record from MahaRERA — Maharashtra's real-estate regulator. No scraped listings, no broker hearsay. The official filing is the spine of each project.
The catch
Filings freeze. Buildings don't.
A developer registers at 0% built and often never files an update. So the official record still says “approvals / nothing built” while the tower is being painted. A raw RERA dump quietly lies to you.
Our fix
We cross-check the real world
For every premium project flagged as suspiciously stale, we verify the true status against the open web — the developer's own site, property portals — and overlay what's actually happening. Each verdict carries its source and a confidence level.

Re-checked on a schedule
Construction moves, so the data moves with it: a budget-capped engine re-verifies stale records every month, automatically. You're never acting on a year-old snapshot.
In a spot-check of aged “stalled” premium filings, 278 of 338 turned out to be actively under construction, completed, or genuinely dead — not the “nothing built” their official record claimed. That gap is exactly what our verification closes.
